"A NEW ERA” was the guiding theme of the 33rd edition of the Forum Scenari Immobiliari, the reference event for Italian real estate which took place on 19 and 20 September at the Excelsior Palace Hotel in Rapallo.

Why A NEW ERA? Because real estate is effectively entering a new era, marked by the digital transition, the growing attention to sustainability and the changed post-pandemic lifestyle. Living and working needs are changing, with a growing demand for energy-efficient properties with flexible spaces. At the same time, proptech technologies are revolutionizing the way real estate is bought, sold and managed. In this context, the sector is changing to remain competitive and respond to a more aware and dynamic demand.

As always, the Forum cast its gaze on the future of real estate, highlighting the excellence of this sector. On Friday, in the "MIGLIORA ITALIA" section, Silvia Tomaselli, Real Estate Project Development Manager and Marco Poncetta, Real Estate Construction Management Manager spoke for Unipol Assicurazioni and illustrated which strategies and methods the Real Estate Management has adopted in order to redevelop the area of via Tucidide in Milan. A very complex project, partly already completed, which affected an entire section on the eastern outskirts of the city which extends for approximately 23,000 m2 made up of 7 tower buildings of 11 floors each for office use and a low building used as a canteen over 8,700 m2 intended for parking. The project involved the complete reconversion and change of intended use of 5 of the 7 towers from office to hospitality/residential and the redevelopment of the remaining 2 towers for office use.

On the sidelines of the conference Massimiliano Morrone - Chief Real Estate Officer of Unipol Assicurazioni commented: "Our objective was to design and implement a refunctionalisation intervention with particular attention to cost efficiency to respond to Milan's housing demand through an offer aimed at families and young people, in a medium price range. It was possible to enhance the value of the building without resorting to the demolition of the towers and without adding new volumes, with a notable saving of CO2, whilst guaranteeing a high quality of the result".

Still on "New Era" but from the point of view of the market and investors, there was a discussion on Saturday morning with the intervention of Massimiliano Morone together with Gabriele Bonfiglioli (Coima Sgr), Alessandro Caltagirone (Immobiliare Caltagirone), Emanuele Caniggia (DeA Capital Real Estate Sgr) Dario Valentino (Investire Sgr), Alexei Dal Pastro (Covivio) and Giampiero Schiavo (Castello Sgr) moderated by Mario Breglia.
