URBAN UP AT THE FORUM SCENARI 24: NEW HORIZONS AND URBAN REGENERATION

Rapallo, 14 September 2024 “New Horizons” was the guiding theme of the 32nd Forum Scenari Immobiliari, a major event for the Italian real estate sector that was held on the 13 and 14 of September at the Excelsior Palace in Rapallo for which Urban Up| Unipol was the main sponsor. On the Friday the new Horizons were discussed by Giuseppe Lobalsamo real estate director of the Unipol Group and Francesca Zirnstein director general of Scenari Immobiliari during presentation of the Report “Regeneration – focus on Milan and Rome” drawn up by Scenari Immobiliari in collaboration with Urban Up | Unipol. Urban regeneration is one of the most important factors for the future of real estate in Italy, both for large cities and small towns. The work that will affect the urban fabric of Milan and Rome over the next quarter of a century is estimated to bring an overall real estate added value of more than 30 billion euro, with 31.5 billion euro (more than 9 in Milan and more than 22 in Rome) of indirect impacts and 34 billion (10 in Milan and 24 in Rome) of induced impacts which will affect local communities. Francesca Zirstein presented the new matrix developed by Scenari, a new tool for economic measurement of indirect and induced social value deriving from urban regeneration projects. The new social impact estimation and forecasting method is a fundamental tool with which leading real estate companies can communicate the effectiveness of creating social and economic added value to the various stakeholders allowing them to align their operational objectives with the economic expectations and social needs of the different figures at different levels and to increase the attractiveness and engagement of investors in urban regeneration processes.
Discussion on “New horizons”, but from a market perspective, on the Saturday morning which saw the participation of Massimiliano Morone – UnipolSai Investimenti SGR on the “Markets and society: investors” panel alongside Mario Abbadessa (Hines Italy); Davide Albertini Petroni (Costim), Alexei Dal Pastro (Covivio) and Giampiero Schiavo (Castello Sgr). In his speech Morrone also focused on the development activities which Unipol is carrying out in the urban suburbs and in particular on the re-functionalisation of business parks into offices where Unipol is inserting residential/hospitality facilities on more than 200,000 square metres of former office space (the first examples in Milan and Italy of mixed use districts).
