FUTURE CITIES: URBAN REGENERATION AND INFRASTRUCTURES

Urban regeneration, combined with the development of infrastructure and reputation, represents one of the cornerstones of future growth in the real estate market in Italy. By 2050, nearly 855 square kilometers of regenerable land will be available, equivalent to about 4.1 percent of the national urbanized area, for 320 million square meters of potentially realizable real estate surfaces.

These are some of the data that emerged today in Rome during the conference “FUTURE CITIES – Rigenerazione in viaggio. The role and dimensions of the development of large infrastructure networks supporting urban regeneration,” during which the “Second National Report on Urban Regeneration - Reputation and Infrastructure: a driver for community growth” was presented, curated by Scenari Immobiliari in collaboration with Urban Up | Unipol.

This process will generate an industrial real estate turnover, originating from the reactivation of areas, structures, buildings, and public spaces that are unused or underutilized, amounting to 660 billion euros over 26 years, with economic and social impacts quantifiable at 1,240 billion euros, as well as benefits for the State thanks to an additional annual revenue between 17.5 and 26 billion euros. A total of 100,000 new jobs in the real estate sector will be involved in urban regeneration processes during the considered period.

The conference delved into the evolutions in urban regeneration and introduced the state of the national debate, presenting the experiences of Italian regions and the perspectives of investors and operators: the conference opened with greetings from Giuseppe Lobalsamo, Real Estate Director of the Unipol Group, and the introduction by Mario Breglia, President of Scenari Immobiliari, and featured a speech by Massimiliano Morrone, CEO of UnipolSai Investimenti SGR.
